3 levels of decks with City Views and a Hot Tub overlooking the city. Lower level has a Movie Theater room with huge couch and 150" screen with surround sound. Master Suite has
King bed, walk in closet, shower, dual vanity with private deck w/ views of the city. 2 Guest rooms have queen beds. Lower level has large deck with a hot tub that overlooks the city skyline. Off street garage parking on a quite street, just minutes from Downtown and OTR. Washer and Dryer, Keyless access.
Near UC campus and Walking distance to Finley Market and Over the Rhine Neighborhood. Minutes driving to Downtown. Bus stop is at the end of the street, 15 minute walk to the streetcar stop will give you access to downtown. Streetcar is currently free to all riders.

- No smoking inside. Please dispose of all cigarette butts in the ashtrays on the center and lower decks that are attached to the deck railing.
- Your Stay includes linens, bath towels, as well as a starting supply of essentials such as toilet paper, paper towels, laundry detergent and basic toiletries.
- Please avoid using regular hand/bath towels with all skin products
- Check-in at 3pm / Check-out at 11am
- Any late check out is subjected to a late check out fee of $100 USD
- If your late checkout exceeds two hours you will be charged for an additional day. This does not award you possession of the property for an additional day, it is a penalty assessed for holding up our next guest and preventing our housekeeping team from doing their jobs.
- This additional day charge is the BASE RATE of the room without discounts that may have been applied
- The sleeping occupancy limit for this property is 6 people
- Broken, damaged, or missing items will also result in additional charges
- No parties or events
- No loud noises between 10pm-10am
- No outside noises between 9pm-10am
- No unregistered overnight guests
- No illegal activities of any kind
- No glassware on the lower level, Especially near the hot tub.
- Parking in the garage is limited to one car. There is additional parking on the street, but might be limited. Please do not block any driveways on the street.
- Please let us know immediately if something is malfunctioning so it can be rectified.
- If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest would leave the house in, an additional $100 cleaning fee will be assessed.
- Please acknowledge that occasionally, we may leave consumables such as condiments or snacks. These are free and please indulge yourself to your desire. It is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables or any allergies that the guest might have.
- Any house rules violation may lead to the termination of your stay

• $300 Per day that you are smoking inside the property
• $100 Late Checkout Fee
• $Price of the room for the day with no discounted rate (Base Rate) if the late checkout exceeds 2 hours
• $250 Smart Lock replacement if our smart lock equipment is damaged

• $1000 for parties, per night

Summary: This house is awesome. Great views of downtown during the day and at night. We were able to watch the Reds fireworks from deck on Friday night! The house is super spacious. The garage is really convenient since the streets and street parking is so tight. The amenities are as described and the host has been really thoughtful about some of the items provided (dish soap, shampoo conditioner, etc.). This is also a perfect location if you are going to visit attractions in Cincy and the surrounding area. It took less than 15 minutes to get to the Reds game and about the same to get to the Newport Aquarium. So much to do.....we will definitely be back and would rent this house again. I would have given a 5 all around but there was one issue left over from a previous tenant that caused a gnat issue (this is easily resolved so I wouldn't expect this to be an issue for future renters - otherwise this house was perfect!)

Summary: The house is beautiful, the view is absolutely amazing. We loved staying here. The parking was super hard, sweet was packed full of cars couldn't hardly get into garage because so many cars on this street. Other than that I have no complaints. This place was spectacular.
