Beautiful restored farmhouse, part of an ancient and substantial landed property, abt. 20 km south of the lovely Umbrian town of Todi. The speedway E45 Terni-Perugia is 12 Km far away. The villa is ideal for families with young children, it has a completeley fenced garden (for private use of the tenant) and it is possible to close the access to the swimming pool. The pool lies between the garden of the villa you rent and the owner's villa. The owner doesn't use the pool when the holiday villa is rented for the privacy of the guests (i.e the tenant has a pool for their private/excluisive use at disposition). From the pool you have a panoramic view over the countryside and hills, the pool area is equipped with beach chairs/umbrellas and there is also a gazebo with chairs and table. The swimming pool is 14x6 meter with a depth from 1,2 to 2 meter, romain stairs to enter the pool. It is equipped with night cover, useful to avoid loss of water temperature (usefull to have a warmer pool in May-June-September). The holiday villa is at 30 meters from the pool area. The holiday villa has an own garden of around 2000 sqm. In the garden there are swing & slide, annex with ping pong and table football. Next to the villa there is gazebo with table and chairs to eat outdoor and a porch with barbecue and pizza oven. The villa has on the ground floor a large kitchen/dining room. The kitchen has been renewed in 2018. There is also a fireplace to cook. The enlargable table is suitable for 10 persons. The living area is equipped with 3 sofa’s (for a total of 8-9 seats + chairs), flat-Tv, fireplace. There is a toilet between the living and dining rooms. There is one bedroom on the ground floor, it has direct access to the garden, double bed and en-suite bathroom with shower. On the first floor there are 4 bedrooms (1 with double bed+extra bed, 1 with double bed and two with 2 single beds each). The bedrooms with double bed+extra bed has an en-suite bathroom with shower. There are 2 more bathrooms on the first floor (one with shower, one with tub), those are for common use of the other 3 bedrooms. The property is at walking distance (400 meters) from bar/pizzeria and grocery store. It's possible to purchase directly from the owner olive oil and wine.

Ground floor: living room with fireplace and access to the garden (barbecue, wood-burning oven), dining room with fireplace divided by 3 steps from the living room, kitchen, 1 bedroom with en-suite bathroom (shower, WC).
First floor: 4 bedrooms, 3 bathrooms. Laundry room (washing machine).

Summary: This was a great property for extended family. Lots of interesting places within an our and also some authentic Italian villages to explore nearby. The local pizzeria was very good and not expensive. Priests and her partner were very helpful and looked after us well. A very relaxing holiday but very hot in Augusta’s one downside is no air conditioning.

Summary: We were a 3 generation family of 10. Overall very good, a lovely pool and a games room with table tennis and table football. Rome was reached by train from Terni. ( but check ticket prices as it varies enormously depending on the train) Lake Bolsena, Orvieto, Todi, Spoleto, Bagnoregio and Cascade del Marmore are all easily reached by car. Village pizzeria is excellent. We drove from Rome Fiumicino Airport, very easy using Autostrada. My family all enjoyed the soft river rafting near Marmore. Pity the football area was not maintained.

Summary: We had a lovely 2 week stay with perfect weather. The house exceeded our expectations and we would definitely consider returning. There were a few minor setbacks with the faulty dishwasher and lack of welcome pack, which would have been useful, but apart from that, it was great.

Summary: There was lots of space indoors and outdoors and excellent facilities. I'd recommend Guido's winner - especially the red. The pool was great. It's a big bonus to have a good pizzeria 5 minutes walk away. Paolo and Orietta looked after us well - even though they had a major drains crisis outside the villa that didn't;t effect us.

Summary: Had high expectations after reading all nice reviews… and still we got a positive surprise.! What a wonderful place! The property is spacious with a nice garden, pool and beautiful surroundings. We enjoyed warm nights by the big dinner table under the pergola. Drank the local wine and eat pizza from the restaurant around the corner - both very nice and great value for the money spent. A lot of cozy villages close by. Nice excursion to the waterfall and Lago do Bolsena. Good for adults and children. Nice to be able to close the gate to the pool when having small children. Only a few downsides to mention (but overall SO GOOD): - very low pressure in showers upstairs - would be nice to have a small grocery story close by - check in was not optional. The lady arrived about one hour late (long wait in the heat with small children) and when finally there she gave us the wrong property. Also a bit hard to communicate since she didn’t speak any English. But a very friendly lady - just a bit confused! :) I’m guessing that a lot of parties arrived almost at the same time made her confused… no hard feelings but check in process could be improved for next time Overall a very nice stay and we’re very satisfied and would love to come back again in the future.

Summary: We finally got there after two postponements due to the pandemic. It was exactly as shown on the site. Really nice, spacious villa. We were 3 couples, so plenty of bedrooms and bathrooms. Massimo, Paolo and Orietta looked after us really well. When we arrived a lightning storm had killed the internet, but the next morning the IT guys appeared and eventually got it fixed. Similarly, there was a small problem with the water supply that was rapidly solved. The hosts’ wine was delicious and really good value. Pool and grounds were well kept and lovely views. Plenty of sun beds etc. We used the outside kitchen most evenings, including the pizza oven and everything went very well. All in all, we had a great week - all the better as we had waited so long. Summary: What a beautiful property! We were two families who spent a week at the villa and it was perfect, both in terms of space and location. The pool was very well-used, and we felt very at home for the week we stayed. The distance to Rome airport was just right, from a convenience point of view, and we found plenty to do, whether it was wandering round the corner for a pizza or exploring the waterfalls at Cascata delle Marmore. Thank you! We hope to be back.

Summary: We are so grateful to have found your villa and most definitely plan on a return visit. We were three generations, grandparents travelling with two daughters and their families, and the villa was perfect for us. Before arrival, all organisation was very straightforward, just do ring ahead to warn of imminent arrival. Within the house, the bedrooms were beautifully furnished with lovely antique furniture, and the layout allowed the two families upstairs each to have their own 'wing' with two bedrooms and bathrooms on each side. Downstairs the kitchen has everything needed, including two fridges (one with quite a stubborn door!) there is a comfortable sitting area though we spent most of our time taking advantage of the different outside areas - breakfast in the sun, snacks by the pool with its utterly stunning views and dinners by the BBQ and the pizza oven - both of which we used. Do ask for the olive oil and honey - both were delicious. My only other advice to future visitors would be to do a large supermarket shop at the beginning of your stay for all your basics and do use the local pizzeria which is excellent. Otherwise most excursions took a while - it is half an hour into Todi (excellent ice cream!) Thankyou for everything - it was spotless on arrival, the pool is cleaned daily, there were fresh flowers on the table outside by the pool - all much appreciated. It is by far the loveliest villa we have stayed in. We will be back!
