Branxholm Knowe House is a large detached period property which is set in two acres of well tendered private gardens (recently featured by Holiday Rentals in Top 10 holiday homes with gardens). The house is furnished to a high standard and is ideal for entertaining and features a fabulous garden room which is perfect for alfresco evenings as well as fresh winter evenings with the log burner glowing.
The property benefits from five large double bedrooms and can comfortably accommodate ten adults or two families. Four bedrooms are located around a galleried landing with two modern bathrooms (one en suite). Downstairs the sitting room and garden room, which is over 40 sq metres, ensure there is plenty of space for all to enjoy. The dining room provides a great setting for dinner parties (seats 12) and benefits from an open fire. There is also a twin bedroom downstairs with access to a bathroom.
Outside there is a six person hot tub, Finnish BBQ hut, two tables and benches, a pond (fenced) and woodland to explore.
Catering: Branxholm Knowe is a very well equipped property which is particularly suited to families. On request we can provide a fully catered traditional evening meal which comprises a starter, main course and desert using locally sourced high quality locally sourced produce.. We can also assist in arranging outdoor pursuits such as shooting, fishing and horse riding should guests wish as well as suggesting some excellent walking routes in the local area. During the rugby season we are also help to assist guests in obtaining match tickets for international matches at Murrayfield in Edinburgh (notice required).
We also provide a welcome pack for guests.
The property has a number of out buildings which can be used for the storage of bicycles.

Summary: This house has it all. Beautiful garden with hot tub and bbq hut. Inside the garden room with log burner was a great place to hang out . Only 5 minutes drive to Hawick so we went every day to do walks and pick up groceries. We were able to cook a full Christmas dinner in the well stocked kitchen and enjoyed it in spacious dining room.

Summary: I recently spent a long weekend here with family and friends to celebrate my 60 th birthday and the house was just perfect. Beautifully clean and extremely well equipped. The house is very spacious and we loved the conservatory with the log burner, so comfortable.and cosy. The beds are very comfortable and the master bedroom and ensuite is fabulous. The outside area with its hot tub and barbecue hut adds a little something special to this holiday home. Nothing like sitting in the hot tub under the stars sipping a glass of fizz. Lots of lovely walks nearby and if you wanted to venture further afield lthere are lots of places to visit within driving distance. We hope to visit again soon.

Summary: We had a wonderful stay here celebrating my 30th birthday in December. The house is well equipped with fires ready to light for our arrival. The house did get a little cold later in the evening but given the fierce weather that weekend it’s not surprising. Gorgeous roll top bath in the master bathroom! Sad I didn’t hae time for a second bath. Hot tub was fabulous with excellent view of the stars (pretty sure I saw a comet) Overall a wonderful time was had and I would highly recommend to friends looking to host something similar in the future. Summary: Large country house where our family of 10 enjoyed relaxing together. Plenty of room for us all to spread out. Large conservatory was a wonderful room with log burner and lots of comfy seating. The BBQ house is a great idea and enables BBQ no matter the weather. The hot tub was GREAT HIT. Perfect holiday for a large family. Thank you.

Summary: We had a lovely holiday, six adults, four children and there was plenty of room for everyone. The house is well equipped and the children's toys went down well. Everywhere was so homely and comfortable and we were lucky with the weather - we only needed the log burner one night - but it was very welcome. We were surprised to find that the trees surrounding the property had been cut down so the posted picture looked very different in real life but this didn't detract from the lovely grounds and meant that there were wonderful views which might otherwise have been missed. The property was very clean and everything worked and we would (indeed have) recommend this property to friends. The hot tub was much appreciated and we had a BBQ in the quaint purpose-built cabin on the first evening as the weather was so good. We went to Edinburgh Zoo as the youngest grandson is mad on Pandas - be advised, you have to book a Panda viewing slot beforehand to be sure of getting in. We also visited Edinburgh Castle and were taught how to ride broomsticks al la Harry Potter. It was Hawick's Rideout that week and 200+ horses and riders rode into town to a brass band, very unusual. We didn't eat out at all what with early bed times etc but rustled up our own meals easily enough. Most days out we took a picnic, as snacks, drinks and sandwiches can get really expensive for 10. Many thanks to Ian and Isobel for providing such a great holiday home it was just what we wanted and very good value.

Summary: It is a beautiful area, and great for exploring…we did Hadrian’s Wall, and a good few local walks. The house was fantastic, and even better than the great photos promised. We were very comfortable, and it was no great hardship to have to stay in all day on the one day of torrential rain. We found ourselves in the conservatory for the duration, enjoying the log burner and views! All in all, couldn’t have been better, and we particularly liked the grounds, and the proximity to the woods. It was a really nice touch for Isabelle to leave welcoming biscuits, and it was nice to speak to her about the area, and things to do. It is a lovely house, furnished to a high standard, and a credit to you.

Summary: What a perfect property for exploring the Scottish Borders from. Seven of us, two adults and five children, had a great week staying at the cottage. The weather was mixed, rain in the morning with the sun out before lunch time, giving us plenty of time to explore the area. The cottage had everything you could possibly think of, very well stocked with all the equipment you could possibly need in the kitchen. All 5 of the bedrooms are a good size and very comfortable and the en-suite bathroom is enormous. Whilst there is a formal dining room within the property we used the more comfortable table in the conservatory which is much closer to the kitchen. We spent loads of time in this area of the house, a great place to sit as a family playing cards and for the kids to sit quietly on their DSs. Of an evening we used the smaller, cosier living room watching DVDs with a roaring fire going. The property has a huge garden, regularly called the forest by our youngest niece, which was constantly buzzing with birds using the bird feeders which we kept filled including a couple of woodpeckers. There are areas to sit within the garden and a BBQ is provided for anyone wishing to dine alfresco. We had a great time, loved the cottage and it's location and would recommend it to anyone. There are plenty of places to visit without spending too long in the car including Northumberland, the scenery on the journeys in all directions is simply stunning. The cottage is in perfect condition, very clean and, as said earlier, very well equipped. The family who own it are very lucky indeed and were helpful from the initial 'phone call to enquire about availability and cost to the very last day of our holiday as we waved goodbye.
