Positive: The best part is easily the location - really close to lots of shops. The space is basic but clean and well maintained. The hosts reached out to me early to arrange the keys (in a lockbox) and checked in on the first day to see if all was okay.
Negative: My main issue was that one day, suddenly the power cut off. I opened the bedroom door and there was someone doing maintenance, for which the power had to be turned off. I wouldn't have minded, but I was in the middle of an online job interview and was given no notice that this would happen. My call was cut off from the wifi being turned off and I did not get the job :( I think it also was not very clear that there would be other people in the space. The description gave the impression it would be a private apartment, but only the bedroom and ensuite are private and I often heard people coming and going to use the laundry room and enter/exit by the front door. Again, I didn't really mind this, but it would have been better if this was clear in the description. It does say the bedroom and ensuite are private, but it also is listed as 'the entire place is yours' which is a bit misleading.
Summary: Great location, just a few communication problems around privacy and some maintenance work.

Positive: Super location. Right on Laugavegur, so ideally close to the top attractions of the city.
Negative: We were under the illusion that this apartment would just be for us, but when we arrived there was someone in the right next to ours. Not knowing this information beforehand gave us a lack of sense of security and we were constantly locking doors etc.

Positive: Price-quality ratio, excellent. The accommodation is in the city center. Clean room offers a nice place to sleep. However, it's definitely not the place to spend your stay in the room.

Positive: A very convenient location, right on Laugavegur, the city's main (historic) shopping street. Really nice to have our own kitchen, and a spacious bedroom with space to sit as well.
Negative: Noise in the floor above was a bit of an issue. There were kids stomping around, which didn't bother us too much, as they went to bed at a reasonable hour. However, we could hear the couple upstairs moving furniture and things around between midnight and 1am, and talking loudly. Once we knocked on the ceiling however, they were quiet. It would also help if the owners gave guidance on where to park, as this took a while to find. Parking on the right hand side of Njarðargata (facing away from the Hallgrim church), Freyjugata and other streets on the right side are all free, and only about a four minute walk from the apartment. You can check tarrif zones on https://borgarvefsja.reykjavik.is/. Click the 'layers' button in the top left corner, 'Umferð' and then 'Gjaldsvæði bílastæðasjóðs' to see the different tarrif zones.

Negative: As others have noted, the family above are noisy and the washing / dryer machines next door to our room were on late at night. If you can deal with the noise, this is an otherwise okay accommodation in downtown Reykjavík.

Positive: I really liked the bed.It was very comfortable and the blankets were very comfortable
Negative: The first night we stayed here. There was a lot of noise upstairs and it woke us up various times like somebody was pounding on the wall and things falling on the floor and a woman talking till 4 o'clock in the morning. But the second night was a lot better and it was very quiet.
