Rare find - Waterside Indian Avenue Home, on The Street - Estate area, quiet, residential, walk to beach, spectacular sunrises, just under an acre. Deck, new 2009 large (40' x 26') bluestone terrace with stone walls and gardens, glass/screen porch, balcony. Extensive renovation in 2011-2012. New in 2024 expansive landscaping plan improvement >200 trees/bushes/ perennials with second terrace and walls and new formal gardens, irrigation, commercial perimeter lighting. Complete new kitchen, hardwoord floors, and basement. New in 2023 high tech, $12,000 water treatment system with UV sterilization, cartridge filter, and reverse osmosis system for well system. (water is delicious now!) New flatscreen TVs in MBR, family room, basement. New 8 person Hot Tub 2016! New outdoor shower overlooking water off Master bedroom 2016! New furnishings 2019 and 2023, four poster bed, marble bath, 2 fireplaces, additional bedroom, perfect shape. Bikes, beach gear, fishing gear, windsurfers. Walk to beach, fish or swim off rocks, spectacular views of Sakonnet and Little Compton. Very close to public resort golf (Newport National) and Green Valley golf club in portsmouth. (Note: our land does not extend to water although walk to beach and public access to water is 350 feet from our driveway). Near Newport (4 miles), bird sanctuary (1.2 miles) and large public beaches and boat launch (2nd/3rd beach - 1.3 miles)
Middletown is a secret gem, close to the excitement and restaurants of Newport (5 miles from house) but quiet, elegant, and non-crowded. Indian Avenue is the best street in the town and property adjacent to this sold for $4.2 M five years ago). There is great local produce at nearby farms, fabulous running down Indian Ave, along beaches and into Sachuest Point (a 500 acre nature preserve on a peninsula - 4 mile loop from house), great sandy beaches (2nd and 3rd Beach), 3 golf courses, easy shopping, a bird sanctuary and nature trails, and great fishing off the coastline. Superb biking, tennis nearby, surfing, windsurfing, and sailing.

Summary: This was a good place to Stay great location and the easy to check in and out. The place is very close to down town and the winery. Some items in the house are typical of someone who turns their house into a rental. Otherwise, would recommend.

Summary: We had six women in our 30s stay here and we loved it! The home is beautiful and has all the things you need. The firepit, hot tub, and outdoor shower are so nice to have and they were clean and worked well. The house is a short (maybe 7 min) walk to nearby Pebble Beach which we see spent our days at instead of the crowded Newport beaches - it was perfect. Short Uber rides took us to Newport for dinner and drinks. Would recommend!

Summary: Gorgeous property with very sweet home that feels comfortable and homey. Andrew was very communicative without feeling invasive and quick to respond to questions. The location definitely requires a car to get anywhere but most things are convenient and Newport center just 10-15 minutes away with a lovely drive on the way.

Summary: The host did a great job in answering questions and giving us the information we needed. The location is fantastic, although a nasty neighbor makes beach access cumbersome. This was perfect for our corporate retreat.

Summary: Our first time in the Newport RI area. The home and grounds are beautiful and very comfortable; perfect size for the six of us including a 10- and 4-yr old.
