Leamington Caves: The Property
Situated on 1.5 acres of lush tropical vegetation, Leamington Caves is an exceptional destination, offering tranquility and adventure, private quiet spaces and expansive views of Bermuda.
The main house and adjacent guest house (together 12,000 sq. ft.) are a sanctuary nestled into a steep hillside with tropical flowers, trees and shrubs, complemented by several porches, patios and courtyards. The property is owned by a renowned Bermudian/American architectural designer who has artfully blended contemporary details and amenities with the home's unparalleled historic charm.
A pristine, compact horizon-edge pool and pool deck are perched above the house, with stunning views of Harrington Sound. A few more steps above the pool is the upper deck, featuring a fire pit surrounded Adirondack chairs, an entertaining/yoga deck, a ModPod (air-conditioned shed with a mini fridge), and breathtaking panoramic views of the island. All of this is enveloped on every side by lush jungle vegetation--a rare oasis only shared by colorful songbirds.
Main House & Guest House

The 8,500 square-foot main house channels history with its exposed wood beams, cathedral ceilings, cedar accents, and Brazilian cherry wood flooring underfoot. The main floor radiates around a central garden grove of dwarf palm trees and includes a spacious living room with fireplace and full wet bar (wine fridge and ice maker), dining room, superbly equipped professional kitchen and TV/family room. There are a total of 5 bedrooms and 4.5 baths in the four-story main house. Reverse cycle air-conditioning/heating units keep guests comfortable in any season.
The spacious and colorful 3-bedroom, 2.5 bathroom guest house, at one time a popular upscale Bermudian restaurant, has unique accents including an original Bermuda cedar bar from the restaurant (and which includes an ice maker and wine fridge). There are three different seating areas in which to relax (two with TVs), including an octagonal den/family room/library, plus an outdoor seating area for six and two sun loungers.
Note there is a Ring outdoor security camera outside front door and outside back door/top level of main house, and outside front door of guest house for safety.
MAXIMUM CAPACITY 16 people (including children), no exceptions.
The Caves
Leamington Caves are a national treasure and Bermudaโ€™s largest private natural caves. Dating back millennia but discovered over a century ago, the caves feature dramatic stalagmites and stalagtites and deep pools of turquoise water. Formerly a tourist attraction, the Caves are fully lit and very safely accessed by concrete staircases and railings, and a recently built wooden platform and dock.
Guests staying at Leamington Caves have exclusive access to explore and swim in this extraordinary natural wonder! (For liability purposes, guests must schedule visit with and be accompanied by property manager. Cave waivers must be signed and no outside guests are permitted for safety reasons. First visit, up to two hours, included. Subsequent visits can be arranged at manager's hourly rate).
Location
Leamington Caves is just a short (7 minute) drive from the airport, and about 15 minute drive to the city of Hamilton. Closest beach is John Smith's Bay (<10 minute drive) and Clearwater Beach (15 minutes) and Bermuda's other iconic South Shore beaches are within 20-25 minutes. Tennis and golf are available nearby at Tuckers' Point (5 minutes' drive).

Summary: It was our first trip to Bermuda so we wanted a strong base for exploring but also for hanging out confortably and enjoying each others company but also, with young adults and their signifucant others, wanted private spaces as well and this property delivered in spades! The rooms are all laid out as private, the deck above the pool was a yoga retreat in the morning and a run tasting/fire pit in the evenings. We could all cook and clean up in the kitchen around the large butcher block table and we enjoyed the dining room for some wonderful meals. Bonuses were the snorkel equipment, ping pong table and yard where this soccer/football family played short pass/juggling. The caves were the icing on top; I highly recommend waiting for the last day of your stay as it was fun talking about that exploration for four days before we did itโ€ฆand it did NOT disappoint! Taxis found us easily, the bus stop is literally right in front of the house, the Swizzle Inn is a 3 minute ride and we walked to Crystal Caves/Blue Hole/Walshingham Preserve. Thank you Phoebe!!!

Summary: I have traveled the world and been blessed to stay in some incredible five-star locations, but this property blew them all out of the water! It is truly a wonder, full of history, with hidden areas of delight and magic around every corner. My group of 16 was left in awe, with memories that will last a lifetime. The owner, Phoebe, was extremely responsive prior to the booking and contributed greatly to the success of our trip. Her property manager, Jen, has been a patron of the property since it was open to the public when she was a child. It is now private, and the only way you get to experience it is to rent it fully, as my group did. Jen was amazing. She gave us an incredible cave tour that left us all speechless. She truly went above and beyond for our group, ensuring every detail was perfect and making us feel at home. Her love for the property showed in everything she did to take care of us. The pool is wonderful, the views are incredible, and the beds are comfortable. The area is quiet and peaceful, and the kitchen is well stocked and easily accommodated our professional chef team. The caves are so stunning we couldn't pick our jaws up off the floor when we went in. The home is older, and you need to be kind to it, careful with it, and respect it. But if you ever get the privilege of renting this spectacular location, you will not regret it. I could go on and onโ€”just book it!

Summary: Fabulous! Gorgeous gracious home wit guest house, everything our family of 14 could want, lots of indoor space for gathering together and beautiful outdoor spaces, pool and upper deck to enjoy the magnificent sunsets together. Kitchen had everything we wanted for making food and for having a personal chef come in. People should know that the pool, which is beautiful and wonderful to hang out around is not designed for actual swimming, and that while there's lovely places all around to walk, beach, etc...one needs to use taxis or public transportation as the roads are narrow in that area. Still, it is a fantastic place for a family gathering!!

Summary: 12 of us, 6 adults and 6 infants, stayed at this elegant house with adjacent guest house for 6 days. House could easily accommodate more. Served as an excellent venue to celebrate a major birthday of the matriarch of the family. Has large bedrooms with excellent amenities, like beautiful bathrooms and well-equipped kitchens. Has lovely pool as well as access to private cave. Requires taxi rides to beaches, town, or restaurants. We made arrangements for delivery of dinner each night from a local restaurant. This is a perfect choice for a gathering of family or friends.

Summary: This property is exceptional. Not only is it a beautiful house, it has all the amenities you could ask for. It is a famous location, so all the taxis know exactly where it is. I took my entire family (15 people) and the accommodationscouldnโ€™t have been better. My granddaughter who is 4 wants this to be an annual event.
