The Property
Situated on close to 1.5 acres of lush tropical vegetation, Leamington Caves is an exceptional destination, offering tranquility and adventure, private quiet spaces and expansive views of Bermuda.
The main house is nestled into a steep hillside with tropical flowers, trees and shrubs, complemented by several porches, patios and courtyards. There is a sizeable lawn in the front of the house, and a private gated driveway.
The property is owned by a renowned Bermudian/American architectural designer who has artfully blended contemporary details and amenities with the home's historic charm.
A compact, pristine horizon-edge pool and pool deck are perched above the house, with stunning views of Harrington Sound. A few more steps above the pool is the upper deck, featuring a fire pit surrounded Adirondack chairs, an entertaining/yoga deck, a ModPod (air-conditioned shed with a mini fridge), and breathtaking panoramic views of the island. All of this is enveloped on every side by lush jungle vegetation--a rare oasis only shared by colorful songbirds.
Main House

The 8,500 square-foot main house channels history with its exposed beams, cathedral ceilings, cedar accents, and Brazilian cherry wood flooring underfoot. The main floor radiates around a central garden grove of dwarf palm trees and includes a living room with full wet bar (wine fridge and ice maker), dining room, superbly equipped professional kitchen and comfortable TV/family room. There are a total of 5 bedrooms and 4.5 baths in the four-story main house. Reverse cycle air-conditioning/heating units keep guests comfortable in any season.
Note there is an outdoor security camera outside front door and outside back door/top level for safety.
MAXIMUM GUESTS 10 including children, no exceptions.
The Caves
Leamington Caves are a national treasure and Bermudaโ€™s largest privately owned natural caves. Dating back millennia but discovered over a century ago, the caves feature dramatic stalagmites and stalagtites and a deep pool of turquoise water. Formerly a tourist attraction, the Caves are fully lit and very safely accessed by concrete staircases and railings, and a recently built wooden platform and dock.
Guests staying at Leamington Caves have exclusive access to explore and swim in this extraordinary natural wonder. (For liability purposes, guests must schedule visit with and be accompanied by property manager. Cave waivers must be signed and no outside guests are permitted for safety reasons. First visit, up to two hours, included. Subsequent visits can be arranged at manager's hourly rate).

Leamington Caves is conveniently located--just a short 7 minute drive from the airport and about 15 minutes to the city of Hamilton. Closest beach is John Smith's Bay (<10 minute drive) and Clearwater Beach (15 minutes) and Bermuda's other iconic South Shore beaches are within 20-25 minutes. Tennis and golf are available nearby at Tuckers' Point (5 minutes).

Summary: This is a truly luxurious experience. The main house is modern, clean and bright. The pool area is compact, but perfect for a group of friends to use as a hangout spot. The caves merit a review all alone. What an incredible experience!

Summary: Staying in this house is not like staying in a rentalโ€ฆ itโ€™s like visiting your interesting and artistic friendโ€™s place, and she is just away for the weekend. We loved staying here - beautiful views and gardens, lots of cool spaces to read or have a drink, nice pool, huge kitchenโ€ฆ just a really great place for family/friends to visit. It might not be ideal for very little kids (lots of nice things they might breakโ€ฆ and stairs up to pool and fire pit might be not great for little ones), but otherwise nothing but positives. Also, the owner and caretaker were super easy to communicate with and very helpful with info on activities. Another plus โ€”the unique access to the caves, with a fascinating and informative tour by Jen. We had a wonderful stay and would come again!

Summary: We have stayed in several rental properties in Bermuda and this is by far our favorite. The location is convenient to the airport, St. George, town, Tuckers, and the bus stop is right out front with a safe place to stand. The most unique feature is the cave - you can't swim in a cave on any other rental property as far as I know. The sunset over Harrington Sound from the upper deck is the 2nd best feature. It's also a beautiful location to read or meditate. And the property is beautiful inside and feels like home (we stayed for 2 weeks). It has every amenity you can think of - huge kitchen, bedrooms & bathrooms, comfy beds, pool, firepit, snorkel stuff, tennis rackets, beach chairs & towels, fancy coffee maker, and the list goes on. They mentioned getting more games and puzzles which would be helpful for a rainy day. We will definitely be staying there again.

Summary: Thank you for a wonderful stay, which will be a core memory for all of us, including the children (4-10 years old). Scott and Phoebe were wonderful throughout our stay and even after our stay too as I accidentally left a luggage bag behind! The house was beautifully decorated and the land was so spirited and stunning. We hope to return.

Summary: Leamington Caves is an absolute home run. The house and entire property exceeded our expectations. Every detail of each room is outstanding. The house is large enough for all guests to enjoy their own space...inside or out and multiple rooms, terraces and other outside spaces are large enough for all to collect. Scott, the property manager in Bermuda was outstanding. In addition to being a wonderful steward of the island, Scott guided some of us through a fantastic swim in the actual "Leamington Caves". That is a memory we will cherish forever. Lastly, Phoebe, the owner, was exceptionally gracious, arranged for an early check in and was accommodating and responsive at every level. Summary: Our family stayed at Leamington Caves in August and had an unforgettable stay at this remarkable Bermuda home. The inside of the main house is state of the art and can comfortably fit a family of 10, if necessary, with a spacious kitchen and common area for relaxing in the A/C. However the outdoor space is unmatched. There is a sizable front lawn with an elevated pool/pool-deck area that sits above the house with a view of Harrington Sound, in addition to the yoga deck and fire pit over the pool area which offers a stunning 180 degree of the Sound. We had family and friends for drinks in the evening and the sunset views were iconic. Lastly and not least, this property has private access to the Leamington Caves (namesake for the property), which visitors have exclusive access to - for light spelunking and even a supervised swim for those who are brave. It may seem like a gimmick, until the Owners take you through the weaving tunnels to see the caves yourself. Truly incredible. There is no other property on the island like it.
