Welcome to The Lookout on Pleasant Bay.
This remarkable property has a Deed to a private beach.
The home sleeps up to 8. Central air conditioning is provided. The entire home has been newly renovated in a coastal farmhouse motif and includes all new state-of-the-art appliances, furnishings and decorations. Overall, the look of the property was designed to bring back the Ye Olde Cape Cod feel but not at the expense of creature comforts such as air conditioning and Smart TV technology. This rental is ideal for small families, multi-generations, large families or even multiple families and provide for an all-inclusive vacation experience.
Situated on 2 1/2 acres, this vacation home provides large open-concept common spaces both inside and out. Several amenities have been included and are readily available for use. These extra amenities will undoubtedly fulfill the perfect Cape Cod vacation experience. With the access to a private beach, this vacation rental includes brand new kayaks, paddle boards and life vests at no extra cost. Wireless internet access is provided throughout the home with new large screen TV’s in the living room, and main floor master bedroom. All beach, bed and bath linens included, as well as the cleaning fee.
Enjoy the fabulous water views from the comfortable AC living room with multiple bay windows or from the enclosed glass sunroom. If fresh air is your choice, hang out on the flagstone deck covered with a brand new pergola with comfortable seating while the children play football/volleyball/soccer games out on the sprawling rolling lawn. Or to the sandy beach, bring the provided Tommy Bahama chairs, cooler and umbrella and take a swim, watch the boating activity on Pleasant Bay or hop on one of the kayaks or paddle boards and take a spin.
For dining, there are many seating options. The inside farmhouse table extends and seats up to 12. Two other tables are also available. In the sunroom and outdoor patio seating allow for up to 8 additional guests each. Enjoy the spectacular sunsets from the lounge chairs on the deck or the Adirondack chairs on the lawn. A large new BBQ with side burners is also provided. At night under the stars, sit around the fire pit roasting marshmallows and making s’mores.
This estate boasts 3 bedrooms, 3 full bathrooms (two with shower/tub combos). Additionally, there is a large outdoor shower which also includes a changing area. Of the three main house bedrooms, two are suites with king size beds. The main floor king bed master has an en-suite whereas the upstairs king master bedroom shares a Jack and Jill bathroom with the third bedroom. The third bedroom has two full size beds.
The property is available by the week from June through September and by the night (with a 3-night minimum) in the off season.

Summary: Absolutely beautiful property with amazing amenities and a fantastic host! We had a great girls trip and the bunk house was the icing on the cake for all of us. The views of the property are to die for. The kitchen is top notch. The beds are comfy! The outdoor shower is awesome, and the communication with Tracy is unmatched. Summary: This home truly feels like a HOME - not a rental! The owners obviously care very much about sharing what they themselves enjoy here, and in doing so you will relax the minute you arrive. The welcome gift of a special candle, card and bottle of wine greeted us. Bath products were set out and waiting, We checked in late, settled in and woke up to the setting which is FABULOUS! Beautiful views and a nice stretch of lawn. The decor is well appointed yet relaxed. The kitchen, fully equipped and the grill at the ready with a super outdoor communal seating area - complete with water views! Every sort of lawn game and board game guarantees family fun. Having kayaks and the beach to walk to is such a treat. There is nothing to want for as anything you need is at your fingertips. I almost do not want to go on too much so that Tracy's home will be available for us as much as possible, yet... in keeping with the spirit you feel here - that of openness and sharing I am posting this review. A very special home indeed!

Summary: We spent a delightful week at Tracy’s property and only wish we could have stayed longer. This home is ideally set up for a large family, with the right combination of spaces to gather and space to have time alone. Our host was responsive to questions and concerns and made sure that we had what we needed to feel comfortable during the heat wave. We were especially appreciative that as well as linens many small items were provided (paper towels, toilet paper, laundry and dishwasher pods) so that we didn’t have to add these to our local shopping list. The property has been recently renovated and the hosts provide almost everything one can imagine wanting: kayaks, beach toys, beach towels, coolers, chairs, beach cart, board games, ping pong table, barbecue, fire pit, outdoor shower, laundry, a very well-equipped kitchen, and plenty of space to sit indoors, outdoors, or on the screened porch. As well as the headline attraction of a short walk to the beach, there is a massive expanse of grass with a large flat area which would be great for outdoor games. The bunk house is entirely separate from the main house and is ideal for children old enough to be independent and adventurous. The bunk house includes a lounge area with foosball table, smart TV, and games; though it does not have a bathroom or private area to change, our crew of youngsters happily used the large bathroom off the entrance of the main house. We visited during a heat wave: although the bunkhouse is not air conditioned it does have a ceiling fan and parallel sets of windows designed to catch the cooling evening breeze; our host had also thoughtfully provided standing fans for our use. Great experience and highly recommended!

Summary: This Cape house, located in a charming waterside property in Orleans, is a newly renovated farmhouse the owners spared no expense to outfit. It's so well appointed it was the perfect choice for quick family vacation! First off, the hosts left us a welcome kit that included a kit to make s'mores for the kids and a bottle of prosecco for the adults! There are kayaks with life-jackets, a fire pit, volleyball net, Foosball table, and a ping-pong table. I think this was the first week our kids went without being on their ipads during the day! There are beach chairs and a beach umbrella plus a beach cart to transport everything down to the private beach! There's also an out door grill and patio furniture to have meals outside with a view of the water. The bedrooms were all very well appointed and looked like something out of a magazine! The hosts are super responsive and really have created a vacation spot where we were able to relax and have quality family time. We're already looking forward to our next stay and plan to be seasonal regulars. Thank you Tracy! A+++
